The High Cost of Rising Rents

Median rents across the St. Louis region have risen sharply over the past two decades—and the increase has been steepest in the City.

From 2000 to the 2018–2022 ACS period:

  • St. Louis City: $456 → $938 (+105%)

  • St. Louis County: $661 → $1,119 (+69%)

  • City + County: $601 → $1,150 (+91%)

Looking ahead, Census projections show median rents exceeding $1,250 regionwide and nearing $1,300 in St. Louis County by 2030.

Why It Matters

Rising rents don’t just affect renters—they shape future homebuyers.

Higher monthly rent:

  • reduces the ability to save for a down payment

  • limits financial flexibility

  • prolongs the transition from renting to owning

For lower-income households and Black renters—who already face systemic barriers—these pressures compound over time.
