Lower Prices Don’t Mean Less Strain
The Insight
Among first-time homebuyers in St. Louis, Black buyers purchase homes at significantly lower prices than non-Black buyers—but that doesn’t mean the purchase is easier.
Why It Matters
Lower purchase prices often reflect tighter constraints—not preference. Combined with lower incomes and less discretionary income, buying a less expensive home can still place greater financial strain on Black households.
Over time, this can affect:
neighborhood options
exposure to repair and maintenance costs
long-term equity and wealth accumulation
